Mold remediation cost by area and severity

Cost tracks the affected area and the containment level the job requires — bigger jobs cost less per square foot but far more in total:

ScopeAreaLevelTypical cost
Small (bathroom)~20 sq ftL1$500 – $1,500
Flooded room~100 sq ftL2$2,000 – $5,000
Basement-wide~400 sq ftL3$5,000 – $12,000
Whole-house / HVAC1,000+ sq ftL4$12,000 – $30,000+

Per square foot, remediation runs about $12–$22 for small isolated work up to $45–$80 for extensive or HVAC-involved jobs.

What containment level do you need?

The "level" is the industry shorthand that sets the per-foot rate, based on area and how aggressively the mold must be sealed off:

  • L1 — small, isolated patches (under ~10 sq ft); minimal containment.
  • L2 — mid-size; sealed containment and negative air to stop spore spread.
  • L3 — large areas; full containment with negative-air HEPA scrubbing.
  • L4 — HVAC involvement or extensive spread; the most complex and costly.

Testing: don't skip the clearance test

Two tests bracket a proper job. A pre-remediation air sample ($250–$450) confirms you actually have mold, what type, and how far it's spread. A post-remediation clearance test ($350–$600) proves the air is back to normal before you close the walls. The important detail: have the clearance test done by an independent tester, not the company that did the removal — a remediator grading its own work is a conflict of interest. During the job, HEPA air scrubbers ($75–$130/day) keep spores from migrating.

Common mistakes & questions

  • Source repair is NOT remediation — fixing the leak / drainage is a separate scope and must come first.
  • Bleach does not kill mold in porous materials — IICRC standard is removal, not "treatment."
  • Air testing pre + post is recommended for L3-L4 jobs and any insurance claim.
  • Reconstruction is NOT included in remediation cost — count on $5-$15/sf to rebuild after remediation.
  • Insurance covers sudden water-damage mold (burst pipe) but not slow-leak / maintenance mold; document everything.

FAQ

How much does mold remediation cost in 2026?

A small bathroom (20 sf, L1) runs $500-$1,500. A flooded bedroom (100 sf, L2) $2,000-$5,000. Basement-wide (400 sf, L3) $5,000-$12,000. Whole-house (>1000 sf, L4) $12,000-$30,000+.

Should I DIY mold removal?

EPA guidelines say under 10 sq ft is generally DIY-safe with proper PPE. Anything larger, or any HVAC involvement, should be handled by an IICRC-certified remediator with containment and air-scrubbing.

Will insurance cover mold remediation?

Most homeowner policies cover mold from sudden, accidental water damage (burst pipe, storm) but exclude slow-leak / poor-maintenance mold. Document timeline and source carefully.

How much does mold remediation cost per square foot?

Roughly $12-$22 per sq ft for small isolated (L1) work, rising to $28-$48 for large containment (L3) and $45-$80 for extensive or HVAC-involved (L4) jobs. Bigger jobs cost less per foot but more in total.

What does mold remediation include?

Sealed containment, negative-air HEPA scrubbing, removal and bagging of affected drywall and carpet, disposal, surface treatment, and a clearance test. A pre-remediation air sample and post-remediation clearance test bracket the work.

Should I get an independent mold clearance test?

Yes. A post-remediation clearance test ($350-$600) proves the mold is actually gone, and having an independent tester do it - not the remediation company grading its own work - removes the conflict of interest.

Cost factors

  • Project size and scope. Bigger mold remediation jobs cost less per unit but more in total; tier and scope drive the rest.
  • Access difficulty. Tight, multi-story, or restricted access adds 10-25% on labor.
  • Permit and code. Permit fees vary by jurisdiction; most projects need a permit and inspection.
  • Material grade. Budget vs mid vs premium materials change cost by 50-100%.
  • Local labor rates. Coastal metros run 25-35% higher than the national average.

What's included

  • Standard materials at the selected tier
  • Standard labor by a licensed crew
  • Mobilization, equipment, and disposal of normal demo
  • Standard residential permit (where applicable)

What's not included

  • Hidden damage discovered after demo
  • Asbestos / lead abatement on pre-1978 buildings
  • Engineering for non-standard structural conditions
  • Site work beyond the listed scope
  • Long-distance freight on specialty materials

Good-quote checklist

  • Confirm the IICRC-certified remediator is licensed and insured
  • Confirm scope-of-work in writing (materials, labor, exclusions)
  • Confirm warranty on materials and on labor separately
  • Confirm permit pull and inspection schedule
  • Confirm payment schedule (deposit, progress, final)
  • Get 2-3 written quotes for the same scope before signing

More questions

Do I need a permit for mold remediation?

Most jurisdictions require a permit; a few exempt very small jobs. Always confirm with your local building department.

How long does a typical mold remediation project take?

Depends on scope; basic jobs are 1-3 days, complex jobs run 1-2 weeks.

How many quotes should I get?

Get 2-3 written quotes for the same scope. Big spreads usually mean different inclusions, not necessarily different value.

What's the typical warranty?

Workmanship warranty 1-5 years from the contractor; manufacturer warranty on materials separately.

Can I DIY this?

Some scopes are DIY-friendly with rented tools; others (gas, electrical, structural, plumbing) require licensed trades by code.
